Chalk Road was founded in 2009 by Edward and Hannah Flitcroft who are life-long residents of Sydney. Grounded in old-school ethics but dynamic and ruthless in execution, Chalk Road is renowned for its thorough, detailed and analytical approach. Based in Double Bay, we specialise in the Eastern Suburbs, North Shore, Northern Beaches, Inner West and Southern Highlands.

 

We are sponsors of the widely respected Sydney University Rugby Football Club, as it reaffirms the edict that hard work and meticulous preparation will always bring its due rewards. It is an approach we apply in our daily work with our clients. Our sponsorship has also exposed us to many talented people of outstanding quality and character. Prior to founding Chalk Road in 2009, Ed had a background in commercial marketing, managing and negotiating multi-million dollar corporate partnerships over many years for The Australian Rugby Union, Westfield and Fairfax.

 

With a knowledge of Sydney’s streets and suburbs that would make a taxi driver blush, he brings an intimate understanding of what to look for and where when searching for a client’s ideal property. He is meticulous in uncovering every element about a property and posesses an innate sense of where fair market value for a property sits, and beyond which level it is exceeded.

KATE JARRETT
 

With a degree in business, Kate spent 10 years working in the advertising industry both in Australia, Denmark & the UK. Upon returning to Australia, Kate spent 5 years in sales & marketing in the designer furniture industry furthering her passion for architecture & design.

Her move into the buyer’s side of real estate began by helping some overseas friends buy their properties in Sydney’s Eastern Suburbs.  Thoroughly enjoying the experience Kate officially became a Buyer’s Agent 5 years ago, and brings a variety of skills with her to Chalk Road, including understanding a client's brief, strong analytical and negotiating capabilities and is an easy personality to work with.

HANNAH FLITCROFT
 

Working for a variety of global banks for over a decade, Hannah specialised in agricultural commodity derivatives dealing with corporate and institutional clients.

 

Hannah spent much of her childhood visiting building sites across Sydney and listening to nightly discussions regarding her family’s property development company. She has a great eye for seeing the potential in properties and the market runs in her blood.

At Chalk Road, Hannah assists the buyers agents in research and ensures the smooth running of the business behind the scenes looking after the accounting, IT and administration departments.

In addition to our many local clients, Chalk Road has always represented buyers based outside of Sydney, whether they live overseas or elsewhere in Australia.

 

Unlike others, we do not differentiate the high level of service, or the fees charged, depending on where our clients come from. All our clients are treated equally.

 

Chalk Road will make your Sydney property purchase easy and hassle free. Underpinning our work is the rigorous analysis and research we undertake from the outset. Our detailed reporting will provide independent analysis of properties and deliver ongoing monitoring of the latest market conditions.

 

We co-ordinate professional services such as lawyers, architects, mortgage brokers, building inspectors and valuers, and conduct all necessary due diligence and negotiations on your property. We can also co-ordinate private inspections for your visits to Sydney and inspections for friends and family at times to suit their schedule.

 

For clients purchasing investment properties, Chalk Road will organise independent rental appraisals and help you select a suitable property manager. With Chalk Road you can make your purchase from a distance with full confidence.

WHO DO YOU REPRESENT?

We only represent buyers of property.

Our clients are normal everyday people and come from all backgrounds. In equal doses, we have worked with young families, busy executives, first homeowners, downsizers, locals, rurals, expats, owner occupiers and investors – and across every price point imaginable.

 

ARE YOU LICENCED AND INSURED?

We maintain a full Real Estate licence through the NSW Office of Fair Trading. Chalk Road is a current member of the Real Estate Institute of NSW (REINSW) and holds full Professional Indemnity Insurance and Public Liability Insurance.

 

WHAT KIND OF AGREEMENT DO I SIGN WITH YOU?

All clients sign an Agency Agreement with Chalk Road. This outlines the legal framework and obligations for both parties.

 

WHAT ARE YOUR FEES?

Chalk Road adopts a flexible and competitive approach to its fee structure.  This is to reflect the diverse and individual nature of our clients’ requirements.
All fees are agreed in advance and in writing by both parties prior to any work commencing.

 

The fee is paid in two instalments

An initial retainer
This covers our initial costs and is payable once we commence work for you. Nothing will be payable unless both parties have a signed an Agency Agreement.

 

A buying fee
This fee is only payable successfully purchased your property and contracts have been exchanged.
